The goals were to lower costs and consolidate space into a contiguous block.

By consolidating everyone onto a single block of space, they needed 22% less space. We negotiated on the bottom floors at 707 Wilshire, which had been vacant for over 20 years. Combined with competition from other Landlords gave us the leverage to negotiate a below-market deal.

This lease saved Los Angeles County taxpayers $2.8 million.
