The goals were to lower costs and consolidate the C-suite and employees into a contiguous block.

By consolidating everyone into three contiguous floors, they required twenty-two percent less SF. We negotiated on the bottom floors at 707 Wilshire, which had been vacant for over 20 years. Combined with competition from other Landlords, I negotiated a below-market deal. I structured the lease agreement so that the Landlord was responsible for all Tenant Improvement and design expenses, and the space was delivered in turnkey condition to the tenant.

This lease saved Los Angeles County taxpayers $2.8 million.
