Equator Represented
Equator was a well-funded start-up created by an entrepreneur, in the traditional definition, who’d founded and sold several companies. They needed expansion space as soon as possible to accommodate their rapid growth. Equator did not have the time, and they did not want to incur the expenses to go through Tenant Improvement design, planning, and construction.
We brokered a sublease for two floors at the Howard Hughes Center in Playa Vista, Los Angeles, from Activision. The space was close to perfect. It was built out for software development and came in plug-and-play condition, including furniture and technology infrastructure. Subleases have lower rents than direct leases, and we saved them 40% on their occupancy costs. After the sublease, we entered into a direct lease for an additional floor, bringing the total to three floors from EQ Office.
